And I thought the kitchen was bad

Today we finished up most of the kitchen with just a couple things left. After that it was on to the bathrooms. I wanted to get them both done today because Leo can't come again until after the dumpster is gone. I want to get it filled before I lose my help for the week. We also got the carpet torn up everywhere but the hall which I'll leave for a while to protect the floor.

The hard part today was seeing the floor beneath the bath tub. It made the kitchen floor look like nothing. The floor is rotted, there is more mold, and the exterior wall is badly rotted.

the half wall in the foreground has been removed. That is most likely going to become the new walkthrough from the family room to the kitchen

here it is after removal

This is the master bath prior to demo today. Don't you love the blue? It's a very small bathroom so I'm looking at some ways to expand it. There is some closet space that I may steal for the bathroom to make it a bit bigger

Shower stall in the master bath after demo. Finally no rot and only a touch of mold

Here is the second bathroom tub prior to demo today. I knew there would be rot and some mold but I was in for a bit of a surprise

When I started on the tile with the sledge the hammer went through the floor, because there wasn't one. The floor next to the tub was totally rotted away in spots. I was afraid to see what I would find under the tub. You can see the mold growth on the wall. That whole wall, which is an exterior wall, may have to be drastically rebuilt or replaced. If it needs extensive work I may just push it out about 3 feet and it would be even with the other bathroom and give it a lot of additional space. We'll see, that's for another day.

After we pulled the tub. Under the tub wasn't too bad. Not nearly as bad as I thought it would be.

This was the nasty carpet that hid my solid oak hardwood floors.

Peek a boo

Not too bad. They may need to be refinished but I'll see if they clean up. Seeing these were one of the highlights of my day. At least there is something good about the place.

tomorrow the kitchen arrives

Nothing a little destruction can't fix

Day two. Today I was hoping to finish with the kitchen demo. Came very close. I have a little more to do tomorrow and I'm hoping to get both bathrooms done tomorrow too. I got some help today from Leo, one of our reserves at the fire dept. He's fast and thorough. I had a large dumpster delivered today and it's filling fast. We'll be back at it tomorrow early.

Early in the day

This was waiting for me underneath the kitchen sink. Nice rotten wood and a bunch of mold

See the black? Yup, that's mold

More mold, more wood rot

floor underlayment. Rotted and now gone. That's not compost, that's wood

Sweet. Dumpster time.

Leo hard at work. Notice the difference of the floor and all the sheetrock gone around the walls and sink

Big difference already. The floor in the corner by the board and where it's still black there will need to be replaced.

More tomorrow

Day One

I'm starting this because a lot of friends and family from out of the area have been asking to see pictures and to be kept up to date.
I got the keys to this place last Wednesday and the demolition started today. It was amazing how smoothly the whole process went. My realtor Annie Giamannco (specialized in foreclosures and is very good) was amazing through the process. We looked for a couple months and this was the very first house I put a bid in on. We offered $5K over asking price (common in this market) and the bank took it. We were both surprised.
The house is a 3/2 with a decent yard and a two car garage. Built in 1960 and with no updates, it's in bad need of some renovations. The plumbing and electrical will all be replaced, both bathrooms and the kitchen gutted, new roof eventually, and new windows. The floors under the amazingly disgusting stained up carpet are 1" solid oak hardwood which will be refinished.

I'm not going to post pictures of the whole house right now, I'll post them as I go along.

It will go something like this:

Kitchen gutted
Bathrooms gutted
minor floor/subfloor repairs
pull old plumbing (some) and all electrical
fumigate
replace plumbing
replace elctrical
move portions of wall between kitchen and family room
tile kitchen floor
Install kitchen cabinetry and appliances
move some walls around to make room for bathroom modifications
redo bathrooms

That should get me by for a few months

I'll be doing about 80% of the work myself.
I'm hoping to finish and move in in nine months to a year. Sooner the better.

Day One:
Kitchen demolition

Kitchen before

Backside of the kitchen. I'm undecided on this wall. I would like to open it up. I have to take a look at the structure first.

Demo

I'll be back at it for a full day tomorrow. I hope to get the kitchen done and at least one bathroom

I will be at the house breaking a bunch of stuff if you want to come by Monday or Tuesday.
